This unique farm is situated on the fertile southern banks of the Orange River, downstream from the Gariep Dam and upstream from the Van Der Kloof Dam, thus having exceptional water security. Furthermore it is situated in the center of RSA, only 15 minutes on tar from the N1, 10km from the Gariep Dam, 40km from Colesberg and 190km from Bloemfontein. There is also a tarred landing strip nearby at Gariep Dam which is to be extended soon. The farm has only changed hands once in the last 100 years and there are no land claims in this area. The owner is 74 years old and wants to scale down his farming activities. The farm is laid out with 6 main veld camps and 19 irrigated lands. At present the main farming activity is the production of quality hay and the breeding of racehorses and is home to a well-known and respected Thoroughbred Stud. The farm is situated on the “horse float route” between Gauteng, KZN and the Western Cape and is only 40 kilometers from an Equine Veterinary Practice in Colesberg.A small herd of cattle and about 300 sheep are kept in addition to the horses. Horses are also boarded commercially for clients. The veld is rich in lime which is excellent for breed-ing strong-boned, quality horses. With 3km of river frontage, the existing 500-strong pecan tree orchard can be enlarged ex-ponentially. A large area of deep, fertile land has already been identified to expand the or-chard.The arable soils vary from sand-loam to sandy-clay and range down to 15 meters deep along the river. About 25 hectares of the acreage is utilized for the production of quality lucerne under pivot irrigation. Another 100 hectares have been scrutinized by soil sample evaluation and have been identified as being ideal for the production of lucerne.Rainfall occurs mostly during the summer months and an average of 350mm precipitation is measured annually. Sufficient fresh unpolluted water for irrigation and livestock is ob-tained from the Orange River. Because this farm lies between the two main hydro-dams on the Orange River water will always be passing from the upstream Gariep Dam to the down-stream Van Der Kloof Dam.Another valuable feature is that during the building phase of the Gariep Dam a canal was excavated through a reef of rocks in the river to channel the water flow to this farm’s main pump station. This is a huge benefit during periods of low water flow in the river. Regis-tered irrigation water usage rights are for 64 hectares of which only 45 hectares are cur-rently been used.R21 000 000.00 excluding VAT
